It's hard to compare directly 'cause the fee structures can be different, but I found Cadre's to be transparent. You gotta dig into the offering docs for each deal to see the specifics, but I didn't feel gouged.

I looked at Fundrise too. Cadre is generally for bigger investments and the fee structure reflects that, I think. Fundrise has lower minimums so they can sometimes have different fee scales. Always check the specific deal's fee schedule.
